Guidelines at keystone heights rv resort

Guidelines

 

We strive to provide all our guests with an exceptional experience at Keystone Heights RV Resort. Below are some guidelines designed to enhance your stay, ensuring you will want to return again and again.

If you have any questions, feel free to reach out to us at the Office during our regular business hours: Monday to Saturday from 9 AM to 5 PM, and Sunday from 10 AM to 2 PM. 

 

Check-In Time is 1:00 pm for RVs and 3:00 pm for wagons. If you are arriving after hours, please contact the office for instructions. We offer early check-in based on availability for $30. You may check-in as early as 9:00 am. 

Check-Out Time is 12:00 pm for RV sites and 11:00 am for wagons. If you need more time, please contact the office for instructions. We offer a late check out based on availability for $30. You must leave by 5 pm. 

Booking Fee:  There is a non-refundable $20 administrative fee

Resort

  • Speed limit is 10 mph throughout the Resort. 

  • To avoid the possibility of being towed, all residents and guests must display the resort pass on the driver’s side of the windshield of your vehicle at all times. 

  • You must obtain permission from the Office before you can wash your RV ($10) or vehicle ($5), with the exception of removing bugs from the front of the vehicle upon arrival. 

  • Do not move your unit to an unassigned site without management approval. 

  • Do not park on an unoccupied site.  Please contact the Office if you need additional parking. 

  • Your site is guaranteed only for the days that have been paid.  

  • All rules regarding the use of KHRVR facilities must be observed. Management reserves the right to restrict or deny the use of any of the common facilities if they deem that action appropriate for the circumstances regarding the actions of an RV owner, their family members, or their guests. 

  • Management is not responsible for damage, injury, or loss to either person or property. The Owners / Management of KHRVR absolve themselves from all liability and responsibility pertaining to loss by fire, theft, weather, Acts of God, property damage, accident, or any other cause whatsoever and registered guests and their guests agree to save, protect, and hold harmless KHRVR from all such liability. 

  • Subletting your site is strictly prohibited.

  • Catch and release fishing is allowed in our retention ponds. Please be aware we have turtles and alligators. 

  • Please do not feed the wildlife. 

  • Children (under the age of 18) are not permitted in any of the resort amenities after 8 PM. Children under the age of 6 are not allowed on the pickle ball court. 

  • Any vendor coming to the resort must provide a copy of their business license and certificate of insurance to the office. If you need service on your RV, contact the resort for a list of vendors that we have on file. 

  • All RV owners, guests, and visitors are expected to follow the instructions of KHRVR Management, Security, and local authorities. Failure to do so may result in your departing the resort, without refund. 

  • Pictures posted on our Facebook pages or taken by our staff may be used in social media posts.  If you do not wish to have your pictures used, please contact the Office.  

 

Respect Your Neighbor

  • Quiet time for the sites in the resort is from 10:00PM – 8:00AM daily to be respectful to your neighbors. Quiet time is from 10:30 PM – 8:00 AM daily for the Pavilion.  The Activities Center and the Community Center are open 24 hours a day.

  • All guests should be courteous to other guests…ensuring noise levels are acceptable even during the day. Loud music is not permitted at any time. RV owners shall be responsible for the conduct of their family members, their guests, and visitors. 

  • Do not walk through or between sites. Do not allow your pet on other sites for any reason. 

  • Discharging firearms is strictly prohibited. Fireworks of any kind are not allowed. 

  • If you have a motorcycle, loud diesel vehicles, or other vehicles with louder than normal exhaust please refrain from starting / idling your vehicle for an extended period of time or revving your engine during quiet hours. 

  • RV owners, their family members, their guests, and visitors who create a disturbance or behave in a manner that constitutes a threat or substantial nuisance to other guests will not be allowed to remain at KHRVR. The decision to have an RV owner, including family, guests, and visitors removed is solely up to KHRVR Management 

  • All people are to conduct themselves in a respectful manner. Management has the authority to refuse entry or remove anyone from the Resort.

 

Swimming Pools and Spas 

 

KHRVR has two pools and spas for your enjoyment. Pool #1 located behind the Alan R. Wallace Community Center is for both adults and children and is open from 9 am to midnight (Adults only from 8 pm to midnight) every day of the week. Pool # 2 is located in Phase 3 and is adults only. It is open from 9 am to midnight every day of the week. 

  • There is NO LIFEGUARD on duty at any time. Swimming is at your own risk. 

  • Glass or breakable containers are not allowed in the pool or pool area.

  • Only containers with a lid are permitted in the pool or poolside. Soda and beer in a can may be enjoyed at the chairs / tables at the pool. 

  • No pets, smoking, or vaping allowed in the pool area.

  • No running, jumping, or diving is allowed. 

  • All children (under the age of 18) are required to wear a visitor wristband. 

 

Children

  • We are an Adult Community. Children (under 18 years of age) may visit residents at the resort for a period of no longer than seven (7) consecutive days, with a waiting period of thirty (30) days in between visits. All children must be registered with the office and are required to always wear a visitor’s band. The Office will issue the bands at the time of registration.

  • Residents / Guests are responsible for all behavior and actions of visiting children. Children must always be supervised by an adult in all areas of the park, especially in the pool area, pickleball courts, and the activities building. 

  • Children are not allowed in any of the amenities after 8:00 pm. 

 

RVs & Vehicles

  • All vehicles must be currently registered and maintained in good condition and in running order. 

  • Home-made school buses and RVs are not allowed unless they are RVIA-certified.  

  • The staff has the authority to refuse any rig that does not meet resort standards. We do not allow pop-ups, tents, vans, or van conversions. We do allow Class A, B, and C motorhomes, fifth wheels, and travel trailers that are ten (10) years or newer. All RVs older than ten (10) years must be approved by the Office.

 

Fire / Firepits

  • Raised, covered, and/or screened fire pits are allowed on site. Flames are not to exceed three (3) ft. and having a water source nearby is required. 

  • Debris and coal are to be disposed of responsibly and not dumped on or around the site. 

  • We provide a propane fire pit at the wagons. You may rent a propane tank at the office. 

 

Visitors

  • Residents / Guests are responsible for the actions of their visitors. All visitors must register at the Office and pay the $5 per person per night fee if staying overnight.

  • Visitors must display a guest resort pass in the windshield of their vehicle. You can contact the Gate Attendant and advise them of your arriving guests.  They will prepare a pass and have it ready when they arrive. 

 

Pets

KHRVR loves pets but loves responsible pet owners even more!

  • All pets must have up-to-date vaccination records and registration. Proof of these items may be needed during your stay. Failure to produce valid documentation will result in immediate ejection from the resort. 

  • There is a maximum of 3 pets (dogs and cats) per site. 

  • Pets must always be on a leash and restrained when not confined inside an RV. No pet may be unattended outside an RV, even if restrained or inside a pet fence. 

  • Pet pens or fences are allowed but must be free-standing and must be contained within the assigned RV site.   

  • The Resort does not allow excessive barking, whether inside or outside the RV. 

  • With the exception of certified service animals, pets are not allowed in any of the Wagons or any amenities except the office. Emotional support pets do not qualify as service animals. 

  • We have a zero-tolerance policy for not picking up your pet waste. Pet waste containers are provided throughout the resort for your use. Failure to clean up after your pet may result in the immediate ejection from the resort. 

  • KHRVR does not allow pets that exhibit aggressive or unfriendly behavior to cats, dogs, or humans. KHRVR and its Management and Owners are not responsible for and will hold the pet owner accountable for an injury or damage caused by pet(s). In addition, the owner of the pet that causes injury or damage is expected to resolve the issue directly with the injured party. 

  • Exotic animals are strictly prohibited. 

 

Golf Carts/ Bicycles / Scooters

  • ATVs are prohibited. UTVs are allowed.

  • No one under the age of sixteen (16) is allowed to drive any motorized vehicle, including golf carts, without an adult licensed driver.

  • No bike riding after dark without proper lighting.

  • Please do not drive on sidewalks. 

 

Trash 

  • We do not provide trash pickup. There are dumpsters conveniently located throughout the resort. Please break down your boxes before tossing them into the dumpster. Please do not place items in front of the dumpster or dispose of large household items in the dumpster. Unwanted items that are in good working order may be left curbside at your site and advertised as “FREE” at your site and on the KHRVR Best Life page. These items must be removed by 6 PM. 

  • There is wildlife in the area, so please do not leave trash out overnight. Do not store trash in your vehicle, especially trucks, open trailers, or golf carts. 

 

Site Rules

  • Do not move your unit to an unassigned site without management approval. Your site is guaranteed only for the days that have been paid.

  • Only two (2) cars per site. Parking on the grass, in the street, or on an empty site is not allowed. If additional parking is needed, please contact the Office. Any vehicle parked illegally is subject to towing (at the vehicle owner’s expense). 

  • Cargo trailers, utility trailers, boats, jet skis, and lawnmowers are not permitted on the site. We provide a storage facility for a fee for these items. Please contact the Office to secure a storage site.

  • Sites are for two (2) people only. Additional guests incur a $5.00 per person per night charge. Maximum number of guests per site is six (6). 

  • Window AC units are not allowed on any RV in the Resort.

  • All sewer connections are required to be secured with a sewer ring, per Florida State Law.

  • The discharge of any wastewater (septic or greywater) is strictly prohibited. Violators will be subject to a fine or possible ejection from the resort without a refund.

  • Written approval is needed to repair an RV or vehicle on site. The RV owner is responsible to clean up any spills or other damage to the concrete pad. 

  • Charging your electric vehicle at your site is allowed.  Guests staying under 30 days that charge their EV will pay the electric bill for that site.  

 

Outdoor Living Space

  • Please maintain a neat and orderly site. Items may be stored under your RV if they are in rubber totes and present a neat appearance. 

  • Clotheslines are not permitted. Nothing is allowed to be tied to or hung from a tree or a post. You may use a drying rack or temporary clothesline if it is removed when not in use.  

  • Trimming or cutting of trees or bushes is not allowed. Report the need to the Office. 

  • You will need prior written approval for any improvements, changes, or additions to your site. This includes adding a shed, gazebo, stairs, dog fences or other ornamental items. Making improvements without prior approval may result in your removing that improvement. Sheds and gazebos are allowed to anyone who is a 6X6 or annual guest, with prior approval from the Office. The size limitation for a shed is 8X10 and must be placed on a wooden platform. 

  • EZ-Ups and screen rooms are allowed as a temporary shelter but not allowed as a permanent shelter. They must be anchored so they do not fly away in the strong wind. Tents are not permitted at any time. 

  • Please close your awnings, canopies, and umbrellas when your RV is unattended. Strong winds can cause serious damage and/or loss of property. 

  • Only customary outdoor furniture is allowed. It should be clean and orderly. 

  • The flying of drones and other remote-controlled flying toys or equipment is prohibited without the express written consent of KHRVR Management.  Please be respectful of your neighbor’s privacy and keep drones grounded while in the resort. 

 

Emergency

  • In the event of an emergency, please call 9-1-1 and then turn the hazard lights /flashers on your vehicle so the emergency vehicle can easily find your location. 

  • If time allows, please contact Security 904-719-0544. They will meet the emergency vehicle at the gate and escort them to your site.
